Preparing Your Home for Sale

 

Putting on your house's best face is very important if you want to get your asking price and sell quickly.  Here are ideas for making your home show better.

Clutter turns off most buyers.  That means getting rid of everything you can live without. 

PClear kitchen countertops as much as possible. 

PReduce number of items in cabinets.

PClean and organize your basement, attic and garage

PArrange clothing neatly in each closet and reduce number of items stored on shelves and on the floor.

 

Note:  You might have a garage or yard sale to eliminate unnecessary items.  Use the money you earn to put some of your bulkier possessions in storage.

Bright lights and white walls make rooms look bigger. 

PIf you plan to paint, use white or off-white.  

PReplace lights with higher wattage bulbs.

Clean everything!  It's especially important that the bathroom and kitchen are spotless.

PClean the oven and all appliances.  Clean all grease spatters and polish chrome fixtures and surfaces.

PWash windows and mirrors.

PClean smudges, especially around doorknobs and light switches.

PClean window treatments and carpets.  Replace worn, stained and odorous carpeting.

Make sure the house smells good: from an apple pie, cookies baking, or spaghetti sauce simmering on the stove.  Hide the kitty litter.  Ask a friend to assess your efforts, especially sensitive areas like odors.

Make sure the paint is not chipped or flaking.  And speaking of paint, if your home was built before 1979, new federal law gives a buyer the right to request a lead inspection.  If you think you might have some problems, do the inspection yourself beforehand, and make any fixes you can.

Make sure the basic appliances and fixtures work.

PRepair leaky faucets and pipes. 

PRepair or clean caulking around tubs and sinks.  

PGet rid of frayed cord

Repair squeaking steps and wobbly banisters.

Repair leaking roof and remove all signs of water damage:

PReplace discolored wallpaper

Tighten loose doorknobs, light switch plates and cabinet hinges.
